Affordable Housing Developer has upwards of $10M in revenue with an impressive pipeline that has grown by 3k units this year alone. They are looking to add an Asset Management Analyst to their team due to internal growth.

Responsibilities:

  • Collaborate in the due diligence process during construction closing by reviewing and offering insights on loan documents, partnership agreements, and other legal paperwork.
  • Provide assistance to the Development Team during the transition of properties to stabilized operations. This involves coordinating audit reports, preparing break-even calculations, submitting financial and occupancy reports, and updating stakeholders on critical milestones.
  • Maintain organized records by filing final legal documents on designated network drives and abstracting key details of LIHTC deals into matrices.
  • Support the Director of Asset Management by assisting in the preparation of first-year audit schedules and reviewing draft audits/tax returns.
  • Handle compliance report submissions, address inquiries related to investor/lender guidelines, and facilitate applications for state and local welfare exemptions.
  • Contribute to the development and upkeep of the monthly asset management dashboard. This includes conducting various studies and research for the Director of Asset Management.
  • Ensure timely tracking of partnership capital balances to facilitate the exercise of purchase options.
  • Monitor policies and practices of third-party property management companies through site visits, financial reviews, and audit preparation.
  • Participate in the development of annual property operating budgets and capital needs planning, ensuring compliance with required formats.
  • Analyze replacement reserve needs based on capital assessment and track capital projects for the timely submission of replacement reserve requests.
  • Conduct ad hoc financial data analysis to evaluate the cost benefits of operational/developmental decisions.
  • Support various teams including Asset Management, Development, Finance, and Compliance by assisting with special projects as requested.

Requirements:

  • Bachelor’s in finance, accounting, economics, business administration, or a related field.
  • 2-4 of Experience in affordable housing asset or property management, risk management, LIHTC housing project auditing, or accounting.
