About the Role

We are seeking an experienced Preconstruction Manager to lead estimating and preconstruction efforts for high-end restaurant and retail construction projects throughout the Houston market. This role is responsible for managing project budgets, conceptual estimating, subcontractor coordination, value engineering, and client collaboration from early design through project turnover to operations.

The ideal candidate has strong experience in upscale hospitality, restaurant, retail, or specialty commercial interiors projects and excels in a fast-paced, client-focused environment.

Key Responsibilities

  • Lead all preconstruction and estimating activities for restaurant and retail projects
  • Prepare conceptual, schematic, design development, and GMP estimates
  • Analyze drawings, specifications, and project documentation
  • Perform quantity takeoffs and detailed scope reviews
  • Solicit, evaluate, and level subcontractor and vendor proposals
  • Develop and maintain subcontractor and supplier relationships within the Houston market
  • Collaborate with owners, architects, designers, consultants, and operations teams during project planning
  • Identify value engineering opportunities and cost-saving solutions while maintaining design intent
  • Develop project budgets, cost models, and preconstruction schedules
  • Participate in client presentations, design meetings, and pre-award interviews
  • Assist with procurement planning, bid packaging, and scope coordination
  • Monitor market conditions, labor trends, and material pricing fluctuations
  • Support project handoff to operations teams upon award

Qualifications

  • 5+ years of preconstruction, estimating, or project management experience in commercial construction
  • Strong background in high-end restaurant, hospitality, retail, or specialty interiors projects
  • Deep understanding of commercial construction methods, materials, and pricing
  • Ability to read and interpret architectural, structural, and MEP drawings and specifications
  • Experience preparing conceptual estimates and GMP pricing
  • Proficiency in Bluebeam, Procore, OST, Planswift, Sage, or similar construction software
  • Strong communication, leadership, and organizational skills
  • Ability to manage multiple projects and deadlines simultaneously
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred
