Our client, a real estate investment firm with approximately $10B in AUM, is seeking a Property Controller/Financial Analyst. This is a unique opportunity for someone with an accounting or audit background to transition to the finance/analytical side of real estate.
Responsibilities:
● Calculate monthly funding for operating expenses and capital expenses, capital calls, and quarterly distributions for commercial properties located throughout the United States
● Review monthly reporting packages, reforecasts, budgets, and CAM reconciliations provided by third parties
● Perform in-depth CAM escalation review to ensure proper chargebacks to the tenants
● Calculate potential returns on assets for various scenarios that include varying hold periods, potential sales, refinancings, and earnouts from lenders
● Perform loan compliance including debt service coverage ratio and debt yield calculations
● Perform due diligence on acquisitions and new financings
● Work with the portfolio managers and asset managers on monthly flash reports, quarterly investor reports, and annual budgets and business plans
● Work closely with outside CPAs
Requirements:
● Bachelor’s Degree in accounting, finance or a related field is required
● Approximately 5+ years of real estate finance/accounting experience in a CPA firm or a real estate owner/developer
● Knowledge of commercial real estate including CAM reconciliations
● Strong computer skills including Excel
● Knowledge of Yardi, MRI or a similar property management software is a plus
