Responsibilities:

AIA & Progress Billing

• Prepare and submit monthly AIA G702/G703 pay applications
• Maintain and update Schedule of Values (SOV)
• Coordinate percent-complete billing with Project Managers
• Track retainage and change orders

Receivables & Collections

• Monitor AR aging
• Follow up with GCs and developers on outstanding invoices
• Resolve billing disputes
• Coordinate with accounting on cash application

Compliance & Documentation

• Prepare conditional and unconditional lien waivers
• Track subcontractor/vendor lien documentation
• Maintain accurate job cost records
• Ensure billing compliance with contract requirements

Systems

• Process billing in QuickBooks
• Maintain organized job files
• Assist with month-end reporting

Required Experience

• 3+ years construction billing experience
• Direct experience preparing AIA G702/G703 forms
• Familiarity with SOV and progress billing
• Knowledge of lien waivers and retainage
• Experience with QuickBooks or construction accounting software
