Responsibilities: 

  • Support all pre-opening leasing for new Studio locations
  • Create campaigns to lease-up spaces as needed per region (E.g. hot desks campaign, conference rooms campaign, large squads campaign)
  • Provide sales training to the Studio teams including but not limited to- how to do leasing tours, talking points, how to engage a customer and close a deal, and for constantly refreshing this training
  • Responsible for studying the market and defining broker commissions across the board for Studio, and per Studio location as required
  • Provide training to the local leasing teams on what Studio is; how we market the product and how to price it and how to approach the brokers
  • Research and provide broker-related incentives (e.g. larger commissions during pre-leasing; raffles; sponsorships etc.)
  • Provide approval for additional levels of discount to close deals, revisit pricing constantly and manage the final performance per location
  • Ensure consistently high renewal rates and lead initiatives to sustain a high retention rate of tenants
  • Key contact for studio private leases, to price them, discuss and negotiate the level of service and price associated with it during leasing discussions
  • Provide high touch level of service from negotiation to move-in and transition to Studio private.
  • Create and roll-out standards for Studio Private (e.g. services offered, price, availability of services per location, level of flexibility)
  • Manage the key accounts afterward and ensure satisfaction, renewals, and retention with Studio Private or within Tishman Speyer properties, working closely with the leasing teams

 

QUALIFICATIONS:

  • Bachelors degree
  • 5+ years’ experience in a sales or leasing role within a fast-paced environment
  • Sales experience required – exposure to real estate or Co-working would be considered a plus
  • National travel required
